EPC Promecap Multifamily Partners Acquires Orlando Apartment Community

The Retreat at Windermere added to EPC Promecap Multifamily Partners V, LLC (“Fund V”) Portfolio

Orlando, Fl. (October 28, 2024) EPC Promecap Multifamily Partners V, LLC, a private investment vehicle co-managed by Eagle Property Capital Investments, LLC (“EPC”), a vertically integrated real estate investment manager specializing in value-add multifamily assets and Promecap, S.A. de C.V. (“Promecap”), a leading private equity firm based in Mexico City, is pleased to announce the acquisition of The Retreat at Windermere, a 332-unit, core-plus multifamily community built in 2013 in the highly sought-after Windermere submarket of Orlando, Florida. This addition marks the 11th property in Fund V’s portfolio and brings EPC’s total Orlando metro area holdings to four properties, comprising 1,362 apartment units.

Situated in the upscale Windermere area —a premier Class A location within the Orlando Metropolitan Statistical Area— The Retreat at Windermere is celebrated for its affluent neighborhoods, exclusivity, and proximity to major attractions, retail, office, and health services. The property provides convenient access to key employment centers, including Downtown Orlando and Walt Disney World.

The planned restore-to-core strategy includes extensive exterior, interior, and amenity upgrades. Key elements of the strategy involve:

  • Rebranding the Property as “Talcott at Windermere” to elevate its image and align with the luxury standards of new construction communities in the area.
  • Exterior Renovations including fresh paint, façade enhancements, and addressing deferred maintenance items.
  • Amenity Upgrades to modernize the clubhouse, business center, pool area, and gym, enhancing the overall resident experience.

With this acquisition, EPC and Promecap continue to deliver on their mission to create value in highly desirable markets, positioning The Retreat at Windermere to meet the evolving needs of Orlando’s rental community and to provide attractive risk-adjusted returns for Fund V investors.
