Eagle Property Capital Successfully Disposes of Gateway on 4th in St. Petersburg, Florida

TAMPA, FL (July 2025) – Eagle Property Capital Investments, LLC (“EPC”), a vertically integrated real estate investment manager focused on multifamily communities in the Sun-Belt region of the United States, is pleased to announce the successful disposition of Gateway on 4th, a 304-unit Class B multifamily community located in St. Petersburg, Florida, part of Tampa MSA. This marks the seventh disposition within the EPC Multifamily Partners III (“Fund III”) portfolio and represents another important milestone in EPC’s mission to create lasting value for residents and investors.

Acquired in July 2017, Gateway on 4th exemplifies EPC’s value-add approach. Throughout its ownership, EPC implemented a comprehensive repositioning strategy that included unit interior renovations, upgrades to amenities and common areas, and enhancements to landscaping, lighting, and water and energy efficiency. In addition to these physical improvements, EPC focused on operational excellence by elevating the resident experience and strengthening the property’s competitive position within the local market.

The property holding period included one of the most turbulent chapters in recent memory for the multifamily sector. EPC successfully navigated a global pandemic, significant interest rate volatility, surging insurance costs, and multiple hurricanes that impacted the region. Despite these challenges, the team remained focused on fundamentals: protecting the resident experience and ensuring strong day-to-day performance. As a result, the property consistently outperformed expectations, maintaining high occupancy and minimal concessions, ultimately positioning it for a successful sale and achieving a solid return for investors.
